Update 2 on Neighborhood property

Dear members of the LIW Assn,

Good morning,

Hope you all had a wonderful Christmas and are looking forward to an eventful 2023.

Some new information has come to light that you should be aware of regarding the

neighborhood property.

1. Yes, the activity to develop the the property behind the Walgreens is true.

2.The developer, Sobel VII group obtained options from the Owner Huntley holdings to develop the parcel for multi functional use.Preliminary site plans were drawn and were submitted to the county planning an zoning commission for various approvals.

3. An ad-hoc committee formed by various neighbors like LIW, Wedgwood estates and Primrose lane have obtained copies of the proposed project and studied them diligently to see how it impacts our communities. The ad hoc group went even a step further to make a list of issues that impact us and presented them to the builder for improvements and/or modifications. The builder seems to be amenable to most of the suggestions/demands according to the response received from the developer’s attorney. The ad hoc committee is in the process of finalizing the specifics to make sure that the details are put in writing so that there won’t be any surprises in the future including a clause that any future construction that is not stated in the current plans be subject to public review and comment via P&Z dept.

4. Any activity you may see currently on the property relates to soil testing for the suitability of the project.

P.S:The LIW owners assn.Annual meeting is approaching and is scheduled for Saturday,January 28.2023 at 10.00 am to be held at Regency Oaks Civic ctr, 4445 Breakwater Blvd. You will be receiving further info on the meeting by US mail.
